Can I use an FHA loan to buy investment real estate?

Question by fatdog1993: Can I use an FHA loan to buy investment real estate?
I’ve never bought real estate before so I would also be considered “a first time home buyer”. I was thinking of buying a duplex and moving into one of the units. Is there another loan that would fit my situation better than the fha loan?

Yes, you can use an FHA loan for an owner-occupied duplex.

However, you cannot use the potential rent from the other side in order to qualify for the loan, you have to do that on your own.

Yes if you purchase a duplex and live in it.

Otherwise to tell the lender you are buying a house to live in, then buy a rental property is fraud and you go to FEDERAL prison for fraud.
