    When I was young, the term “hustler” was used admiringly about those who were willing to work hard and make their own opportunities in life. Most of the hustlers I’ve known or known of came from very modest (sometimes dirt poor!) backgrounds and grew up determined to improve their situation in life. The fact that this young man was working at the age of thirteen, makes me think his story may be similar to that.

    There’s no question that (properly approached) real estate ownership can be a path to financial security. But is it right for you? The thing I like best about this book is that the author constantly challenges the reader to examine his/her own motives, personality, and goals. The first step is to determine if you are capable of doing what he’s done and if it would make your life better.

    Being a rental property owner isn’t money for old rope and only those with a ferocious work ethic and great flexibility should consider it. Being self-employed means taking TOTAL responsibility and in real estate that includes compliance with local, state, and federal laws. Are you willing to spend time on boring details? Are you willing to drive an old car, wear old clothes, and cut back on socializing in order to put time and money into your business? You can bet Joshua did or he wouldn’t have succeeded!

    If you think you have “the right stuff,” the detailed information that this author passes along to you from his own vast experience could save you a lot of mistakes and money and heartache. I was much more impressed with this book than I thought I would be! This guy has his head screwed on straight and he deserves all the success that comes to him.

    If you’re interested in another success story about a man who never had it easy, check out FROM SINGLEWIDE TRAILER TO MULTIMILLIONAIRE by Reilly Michaels. It’s a great read. I also enjoyed THE MINIMUM WAGE VALEDICTORIAN by Jason Creel.

    This is a great book that gives you a complete understanding of the real estate world. It’s unique in targeting new homebuyers to make cents-sense with their investment rather than fall behind from day one.
    Being property poor is stupid and Josh gives you all you need in this book not to make the mistake most people do. Don’t buy a house for buying a house with emotion. It must make sense on paper.
    I agree with Mr. Youpa that you must plan out all your steps and lay out a cash plan so you don’t find yourself in a pinch.
    Use this book to get started on the road to being rich and free with other peoples money!

    The book is a great resource for understanding the aspects of owning a multi-unit property. This should be an encouragement
    for others to follow, by not being burdened by high debt in their first real estate purchase. I too own apartments and enjoy the freedom and wealth they can bring when properly managed. This book gives the insight from a first hand experience!
