    On the first year, the cash at closing and the monthly residual ($75,600
    Total) will be taxed correct?
    Does the “Tax Benefit” assume that you are making income from elsewhere to
    get to the $100K?
    The “Tax Benefit”, is it actual realized additional cash on top of the $75K
    from cash at closing and residual income or is it a reduction in you gross
    taxable income for the year? (i.e. If I’m taxed 25% on the $75K I made I
    lose $18K leaving me with $56K, but this tax benefit allows me to reduce my
    AGI and leave me with [$8268 x 0.75 = $6200] $62500 in actual cash
    remaining.)

    On the second year, the unrealized equity was counted in the total amount
    made but appears to be counted a second time when it was actually realized
    upon the option of the leases being exercised; hence the $730K that was
    quoted counted $180K twice. Is that correct?
    Last, the % better seems to be over stated because it makes the assumption
    that a buyer would spend 25% or MORE than the market value for a property.
    Would you agree that it can be a stretch, particularly at higher home
    prices.

    Overall it seems that based on the info given, a family would be expected
    to make $276,000 cash after federal taxes assuming you have 100% of buyers
    exercising their option to buy exactly at the year mark.
