    I’ve done both and currently have three properties. There is a barn to take care of the rent 10% of gross income. Very rarely have to do anything about the properties and just get a check in the mail every month. Therefore, if you are buying rentals, but want to drive then make sure you have enough positive cash flow to cover a property manager. It is a stretch pena.Moviendo was very lucrative in the past but has become much more difficult of late due to declining market quickly. I guess it will be until next year before we see a collapse of the market that cover rehabs time and opportunity will be plentiful. Personally I’m waiting out for now until you see a bottom turn or up. Good luck!
