Can you give me tips on getting my real estate license? How hard is it to get? Are there different tests/costs for showing rental units than selling houses? right now I am in accounting and want to earn extra income and eventually want to start flipping forecloses.

What state? Every state is different. Very tough market to be in real estate now. and the housing market will never really return.

    You are mixing questions here and so it is hard to focus on an answer. If you want a career in real estate each state requires licensing. There is a pre-exam course that must be successfully completed and a state exam that must be passed. Afterwards the new licensee must work under a real estate broker and pay a ton of fees such as National Association of Realtors, State Association or Realtors, the local board of realtors, pay MLS dues, lease an electronic keypad and the list goes on and on.

    For your purposes the licensing is not an immediate way to earn money. On the other hand you could try and get a job in a rental community that allows you to show and rent company apartments. You don’t need a license for that or you could apply as a job as receptionist or other non-licensed position for a real estate firm.

    If your goal is to buy investment property and flip it or hold it and rent it out then all you need is money and the ability to find good deals and have a business head about you. And by the way being an accountant does not necessarily translate into being a landlord.     No the test isn’t difficult if you apply yourself. Residential real estate usually involves selling houses, not renting out apartments. There is no cost involved in showing property. However, I can guarantee you this – nobody earns a living working at it part time. And it usually takes up to a year working full time before you establish yourself enough to make a decent living.

    On or about August 11, 2010, the Legislature approved a statutory amendment to Massachusetts General Law (MGL) Chapter 112, Section 87SS. As of June 1, 2011, the Board shall require the following:
    1. Prior to the salesperson examination, a candidate for a salesperson license shall complete forty (40) hours of pre-licensure salesperson education.
    2. Prior to the broker examination, a salesperson shall complete forty (40) hours of pre-licensure broker education AND must affiliate with a broker for three (3) years for a broker license.
