You might have probably heard the words “fix and flip” a dozen times in recent months. From your next-door neighbor and the postman to the guy at the grocery store, everybody seems to be talking about fixing and flipping properties for profit.

Over the last few years, fix and flip projects have taken the country by storm and their popularity continue to grow. Also known as rehabbing houses, this mode of real estate investing has attracted dozens and dozens of people and despite the recent housing bubble, many individuals are still pursuing this particular means of living.

Rehabbing houses, however, is not all about the repairs. There is more to fixing and flipping undervalued properties. To make sure that you will recover the money you spent on buying and refurbishing a fixer upper home, you have to sell it to a buyer who will pay handsomely for the property. And the best way to reach potential buyers is, of course, to advertise your “product.”

Some novice rehabbers are wondering when the best time to advertise a rehabbed home is. Is it after you buy a fixer-upper home? Or is it while the repairs are on-going?

According to seasoned investors, you shouldn’t put a “for sale” sign on the yard right after you buy the property from its original owner. Always remember that first impressions are important when selling a fix and flip project. A potential buyer may be traumatized if he or she sees a house with a leaking roof, cockroach-infested cabinets, yellowing bathroom tiles and sinks, and crumbling walls. Therefore, you shouldn’t let a buyer see a fixer-upper home in its “pre-rehab” state.

Buyers inquiring about the property may distract the workers, thus, it is not exactly a good idea to advertise the property while the repair work is still on-going. Curious neighbors, passersby, and buyers may also delay the rehab work.

For instance, buyer Jane Doe wants to see the bathroom in the master’s bedroom. However, a laborer is still busy putting new tiles on the floor. Jane insists on her request and the laborer has no choice but to take an unscheduled break.

Such a scenario is counter-productive. Therefore, if you want the repairs to be finished on schedule, you have to ensure a continuous work flow and the best way to do it is to advertise the property when renovations are next to completion. This way, your workers will stay focused and you can get your profits in time.
