Flipping a Single Bathroom Home
It is my experience to stay away from single bathroom homes. This would really apply to any first time house flippers. You don’t want you first time to stall or worse, lose money. Of course if the price is right you can resale any thing.
In today’s market , there are so many homes for a buyer to choose from. If your pricing homes per square foot, you can’t compete with other same square foot home that have two bathrooms. Unless you can rice the home way below average, your better off finding something else to flip.
Of course if you insist, adding a bathroom to a home that has only one would be highly recommended. If at all possible add a bathroom where ever you can. A half bath is sufficient, however is I’m going to spend the time and money, I wouldn’t stop half way. Sometimes a half bath may be your only choice.
All that said, if you still insist on flipping a single bath home, be prepared to wait longer for the home to sell. On a first empresion, a home buyer may like the home, but feel they should look for something else with more facilities. However if you have priced the home correctly, the home buyer will return later after finding nothing else with their price range to suit them.
By all means, if you are going to have two bathrooms, make the rest of the home is plush. Make sure the home looks and shows as good as possible. When I budget a single bath home , and I know there is no place to ad another, I budget remodeing the whole house. From new windows and rook to new doors, fixtures, and kitchen cabinets.
