Realtor vs FSBO? That’s a good question. I contemplate the question every time I put up a house for sale.
Should I sell my home by owner or hire a real estate agent? Thats is the million dollar question. If you have little to no experience with real estate transactions, I would recommend hiring an real estate agent. Even if you are experience with buying and selling houses, hiring a real estate agent has its advantages. They will handle all the paper work, advertisement, and dealing with the potential buyers. I have sold many houses in different ways and I still use real estate agents. However, the location of the home does make a factor. If the home I’m selling is in a hot spot then the home will sell itself. All that is needed to do is putt a professional sign out front and maybe get it listed on the local MLS.
Most people don’t know the you can place your home for sale on the local
MLS for all most nothing. There are now companies that will do a limited
home listing for around $99 to $1000 depending on their needs. If your choosing to go FOR SELL BY OWNER that this is a must. All though putting your home for sale on the classifieds is great, it just isn’t enough. If you look around you will find limited listing Realtors. When I say limited listing, I mean very limited. I mean thats all they do is list your home on the local MLS. You still have to do all the leg work and paper work.
Having your home listed on an MLS is very important. Getting the maximum exposure on your property is imperative. I all so recommend placing your home for sale on as many classifieds as possible. Your local news paper is a good start. There are many free online classifieds as well. Craig’s list is great but not perfect. Your ad can quickly get swamped and buried under hundreds of new listings every day. You have to be on the ball and re-post your ad as often as possible.
Of course I shouldn’t have to tell you, make sure your home for sale looks as good as it can. If your trying to sell a newly renovated home or a fixer-upper to an investor, make sure you atleast sweep up and get ride of the garbage and debris form the property. Don’t list your home until your ready. You only get a first impression once.
When pricing your home, do some investigation. If possible list your home 10% below any comparable home for sale. You have to become unattached from the property and sell it for what you can. Don’t let your emotion slow the selling of your home. In today’s market take what you can get and move on to the next investment.
